Montage International and Eagle Four Partners have announced plans to reimagine the former Fashion Island Hotel to create a destination for “New Luxury” in Orange Country. The new Pendry Hotel will be located steps away from Fashion Island, one of the premier shopping destinations in Orange Country, and will bring the brand’s signature style and artistic vision to the area.
This new location will be the brand’s third property in Southern California, an exciting milestone in the brand’s rapid expansion. Following recent openings of Pendry San Diego and Pendry West Hollywood, the team is dedicated to bringing the signature luxury and vision to a new location.

Set to open in summer 2023, Pendry Newport Beach will be home to 295 impeccable guestrooms, including 82 signature suites, all sporting floor-to-ceiling windows that open to private patios or step-out balconies. Rooms will have beautiful views of the ocean, harbor, and bay, and will evoke an atmosphere of chic design and effortless luxury.
Within the hotel, Pendry Newport Beach will highlight three unique restaurant, lounge, and bar experiences. Sit back and relax in a private cabana or indulge in the nightlife scene, the Pendry will have it all. With the addition of a private membership club, clients can tailor a bespoke experience to their every wish. The incredible hotel will include an 8,710 sq ft ballroom, a state-of-the-art fitness center, and the Spa Pendry, where guests can treat themselves to an array of beauty and wellness options.
With interior design by Studio Munge, architecture by WATG, and landscape architecture by Burton Studio, this will be a destination like no other. Close to Fashion Island, this will be the perfect place to stay for families, business travelers, and international guests. A sophisticated, modern luxury hotel for both guests and locals to enjoy, the Pendry will bring a one-of-a-kind destination to Newport Beach.
